Benefits of Home Staging

Getting top dollar for your home is going to be a priority for any home seller. But are you aware of how you can achieve it? It’s not as simple as taking pictures of your home and uploading the images online. In order to catch the eyes of buyers you need to make sure your home is clean and looking sharp. If you want top dollar for your home then staging is a great way to help.

What is staging?

Staging can take on many forms. The main idea of staging is to make your home look as aesthetically pleasing as possible for potential home buyers whether that means rearranging or even renting furniture or having a professional stager come in and handle everything. When someone walks into your home or views photos of it online, it is important for them to be able to picture themselves living there. Staging is great for any home but you may want to consider it even more if your home has a funky or unique layout. With a unique layout it might be harder for a home buyer to picture themselves actually living in the home and how they would use the space.

What can you expect to pay?

Costs for staging can vary dramatically depending on the size and layout of your home. The good thing is that you will be able to choose whether or not you want your entire home staged or just a couple of rooms. Typically the living room is the most common room you see staged. Costs can also vary depending on how long you need the furniture (if you’re not using your own). The average homeowner in PA can expect to pay around $1,750 to have their home staged but as mentioned, this can vary based on your circumstances. For higher end homes it is common to see this figure upwards of $5,000+.

What are the benefits?

Although the upfront cost may seem high, the benefits are surely there. The National Association of Realtors found that on average staged homes sell for more money than homes that aren't staged. They found this number to be anywhere from 1-5% higher. To put this into perspective: on a $300,000 home this could result in you receiving an extra $15,000. Not too bad if you ask me! Even if that figure is on the lower end you are still recouping your initial upfront costs plus some.

Another benefit to staging is that it can make your home sell faster. According to the Real Estate Staging Association, staging your home has shown to get your home sold on average 73% faster. That is no small number! So not only can it make you more money, but it can also be very beneficial to you if you need to sell your home fast.

Selling a home can be complex but with the right agent and team guiding you along the way it can be a fun and stress free process! If you have any questions and want to discuss it further, be sure to reach out!
